We were a party of 8 adults and 7 infants and toddlers and were very comfortable in Richard’s house. There were some surprise folding beds which were very handy. Richard has thoughts of everything including hot water bottles, first aid kits, board games, dvds, spare beds, a fully equipped kitchen, garden games, and a bbq. You can easily spend a day at Richard’s without leaving and be comfortable and entertained.

Kirkandrews House exceeded all our expectations. It is in the most beautiful remote setting, with fields all round, a river at the end of the grounds and a lovely church and quirky bridge nearby that we explored. The house itself is perfect for a large gathering of family and friends – spacious, flexible accommodation with all the amenities you could possibly need.

A very spacious and well kept house in a picturesque setting with great facilities and huge gardens. Loved by all the family from 2 yr old to 80+. Came home feeling happy and relaxed. Would strongly recommend and will be rebooking ourselves.


WOW! what an incredible home, from the home baked cake, the amazingly comfortable beds, to the fantastic view! I cannot thank Richard enough, his communication was excellent and Kirkandrews House is stunning! I usually stay in a large holiday home with a group of friends annually and this house is by far the best! There was ample space to relax and unwind, a big enough table for everyone and thoughtful touches throughout! We loved it so much we decided to cancel our day out on Saturday to stay and enjoy the garden! I just wish we had stayed longer! I look forward to a return visit! Thank you!!

We booked the house to celebrate a special birthday with family. I loved the house & location, I could never tire of staring out the window towards the river. There was plenty of space for our group & was well equipped for us to prepare a special family meal. The beds were really comfortable. Communication with Richard was first class and the welcoming home baked cake was enjoyed with tea after a long walk along the river. I definitely hope to return to the house in the future.

Brilliant house is the most beautiful location. Everything was clean and easy to use. The host was amazing and even greeted us with cake and information about the local area and things to do. Overall we had an amazing holiday and will be coming back in the future . Absolutely would recommend.

Wow. Wow. Wow. This house has bundles of room 16 people and 4 dogs and you still can get lost. Facilities were perfect and setting cannot be beaten. We had the best family weekend and took in so much of the area including the Kielder Observatory. Cannot thank the host enough and the lovely cake went down a treat when we arrived. Truly a gem.

We enjoyed this house for weekend stay, to celebrate my mum’s 90th birthday. Nine people, varying ages from 20 to 90, in the group and our dog. Welcoming cake, much appreciated. Everything we needed, very warm clean and comfortable.

Richard was very helpful and very understanding when our car needed to be recovered. Enjoyed walks from the house. By the river and to Kirk Andrew Church. Plenty to entertain us, snooker table, table tennis and outside games, all provided. Would love to return.

There was a party of 10 family, friends and 3 dogs to celebrate my 60th birthday over a long weekend, Thurs to Mon. It was easy to find within easy reach of Longtown and Carlisle.

Plenty of rooms and comfortable beds. Nice touch with a home baked cake left for us.

Would recommend to anyone who likes the rural setting but it is close to Carlisle, Hadrian’s Wall and The Devils Postage visitors centre near Annan. We had a great 👍 time.

The rooms were really good and the beds comfortable. We did find that we had to use all wood available to keep warm but we did have some really cold weather, The Rayburn did not work and a Pyrex dish for the over shattered during cooking but that could just be bad luck!

I do not hesitate in recommending this property to others.

If you’re looking for somewhere to spend quality time with family or friends, this is the place! The house is so versatile with all the beds being able to be doubles or twins and enough bathrooms for everyone.

The lovely owners baked a cake for us which was delicious and such a surprise when we arrived.

The garden is kept really well and with the good weather we were able to spend some time outdoors enjoying it and we also went for a lovely walk down the river.

The house has everything you could need and more and we would definitely recommend!

My one and only request would be for a couple of direction signs so it is clear where the house is, but other than that it was brilliant, we would definitely return.

This house worked fantastically for our friends and family getaway. The house is old and quirky but we loved that.

Indoor and especially outdoor space provided ample room for us all to spread out.

The setting with the peele tower, wobbly bridge, River Esk and fields of cows and lambs proved to be perfect to just enjoy walking and roaming and enjoying the setting.

If you have children Walby Farm which is nearby is well worth a visit.

Log fires and cake on arrival were lovely little touches.

Quite a few main supermarket brands can deliver to the property which is handy we did this.

Fantastic stay, on arrival the house exceeded all expectations the quality of all the fixtures and fittings were outstanding and we were short of nothing. The location and views were breathtaking. Richard and family were all really friendly and welcoming and nothing was too much trouble. Lots of extra touches like flowers and cake were much appreciated. The whole family had great fun in a fabulous house which accommodated us all very comfortably and we are all looking forward to returning. Highly recommend a stay here you won’t be disappointed.

Driving up to the house first impressions were wow! Fabulous, beautiful and characterful, great for large gatherings of friends and family. Lovely welcome from Richard the owner – fires were blazing, flowers and cake on dining room table (cake was yummy – thank you) Wonderful views from every window – a walk to the pretty church and suspension bridge is a must! Huge, super comfy beds with fluffy duvets and pillows – bliss. Everything we needed for comfortable, relaxing, ‘home from home’ weekend but with oodles of space for everyone to enjoy themselves. Richard (owner) was very accommodating in allowing us to make use of the large grounds – we hired some ‘inflatable’ games to provide some party entertainment – great fun although slightly chilly and unseasonal for February. Would not hesitate in going back to visit again – highly recommended!

We were a family of 12 adults, 3 children and 2 dogs and had more than enough space to all be doing different things at the same time in this lovely house. The bedrooms are all very generous with the most comfortable beds I have ever slept in and the house itself has much to offer for all age groups. The garden was very well kept with the added bonus of terrific scenery from every aspect. The owner Richard was on call to answer any queries and being able to pay by paypal made the whole experience very pleasurable. Our one great regret was that we booked for only 3 nights and not a whole week.

We have recently returned from a lovely break at this fantastic place. The party was made up of 9 adults 5 children and 4 dogs. The delicious home made cake which was left for us didn’t last very long! Richard was very welcoming and informative, and helpful in the run up to the trip with my many questions. The house was very comfortable and clean and the space inside was amazing. Lots of thoughtful touches including games and books etc. The real fires were amazing too. Everyone adored the outside space … lots of ‘playing out’ (adults and kids). Beds..super comfortable. The kitchen was well equipped too with a large larder fridge, dishwasher and aga (small chest freezer in the room just outside where you park). Lots of fab walks nearby. The church is beautiful and, for an amateur genealogist like myself, the graveyard was intriguing and beautiful. We all had the best time and would definitely return. If you want to dine out, give the Robin Hood Inn a try..fab service and delicious food. We also arranged a family photo shoot whilst there.. the pictures are stunning (Naomi House photography). Really helpful owners who even left us a homemade cake for our stay. Plenty of room for all 13 people with everything you need in the kitchen and dining rooms. Large bedrooms with excellent views and plenty of communal space to lounge in next to fantastic open fires. We had an excellent time despite the poor weather!

This beautiful historic property dating from the early 1600s is surrounded on all sides by jaw-dropping scenery. The entry courtyard is approached by a bucolic winding drive flanked on both sides by hedgerows and swaths of (in May) blooming wild garlic. You can easily imagine Inspector Morse driving up in his vintage Jaguar at any moment. Upon arrival, we found fresh-cut flowers, a delicious Victoria Sponge Cake and home-baked shortbread waiting for us courtesy of Shona (our marvellous cook) and Juliette (one of the owners) Shortly thereafter Richard & Juliette graciously dropped by to greet us and relay some of the history of the house as well as answer any questions we may have had. The house comprises two levels. The ground floor rambles through two long perpendicular wings adjacent (but completely private) to the owner’s house, a peel tower dating back to 1408. There are two comfortable sitting areas and a large central dining room – all with wood-burning fireplaces. All but one of the bedrooms are on the second level and can be reached by both a front and rear stairway. The artwork throughout the house is particularly interesting with many nice watercolors and drawings done by the owners and other family members. There are tables and chairs on a patio overlooking the pastoral goings-on in the surrounding countryside and leading down to the River Border Esk. It is possible to arrange fishing right in front of the house. Kirkandrews House is well-located for visiting the sites along Hadrian’s Wall, and is just a short drive to the Lake District. We lucked into a wonderful cook, Shona who came recommended by the owner. She agreed to cook & serve on site some evenings and on others, deliver ready-to-cook dinners for us when we arrived home late from our daily excursions. If you are fortunate enough to experience her culinary magic, you won’t regret it. Every dish she prepared was heavenly – especially her lamb stew, salmon en croute, and sticky toffee pudding. Just arrived back from a lovely weekend at Kirkandrews house. There were 11 of us aged 11 to 84 staying for a family reunion, there was something for everyone. The house is both spacious & cosy with the reception rooms big enough for all to share but also giving the option of several rooms at the same time. The owner couldn’t have been more helpful, even nice touched of logs for the fires and a homemade cake for our arrival. The house is set in glorious countryside with views from every window. There is a large garden to enjoy & riverside walks on the doorstep. You are not, however, totally isolated from all civilisation, Longtown is just 3 miles away if you need supplies etc & Carlisle & Gretna are just a little further and well worth a visit.

I stayed here with my sisters and several of our friends. The house and grounds were just perfect. It was like being Lady of the Manor for a few days. Everything catered for and dogs loved it too. The internet was a bit on and off but it didn’t detract from our enjoyment. We rented a hot tub from a local firm and the owners were great with it being delivered and set up for us when we arrived. We will definitely be going back.

Had a fabulous stay here with family. The house is gorgeous and very comfortable, and hiring a hot tub made it even better. There’s plenty of space so even if there’s a big group of you, you can still get away for a bit of quiet time. The only downside really was the internet as it didn’t work at all. Would love to come back here in the future.

Owner’s reply: The Internet is now more reliable but still pretty slow I’m afraid, we have done away with the satellite system and replaced it with a normal wired system with unlimited downloads. We are hoping for a significant improvement shortly. So pleased that you had a wonderful stay.

Great country house, beautiful views & walks. The house was well equipped with everything we needed for our stay. One of the owners James popped by to check we were settled, knew how everything worked & with a homemade cake- which was a lovely touch & tasted yummy too. He also said to not be stuck if we needed anything. The 2 dogs in the group loved it to. They liked looking at the sheep in the next field through the big window/door. We had a one year old in the group- so stair gates may have been helpful but it wasn’t a huge problem & know that trying to get temporary ones to fit wouldn’t be easy but when we enquired James did say that he hadn’t been asked before & would look in to it. Really close to Gretna which was handy as well. Great stay would definitely recommend if your in need of some rest & relaxation.


What a fabulous setting for such a wonderful property! We loved every minute of staying in this house. Perfect for groups of friends and families. With the 2 stairways all of the rooms are easily accessible and all of the beds can be double or twin which makes the property ideal for all guests. We would love to return!

The house proved to be ideal accommodation for our four family units giving us all our own separate areas – useful for getting the children to bed! The garden was bliss for them and the weather only topped that off. Maybe parts of the house are beginning to need a little ‘refresh’ but overall I would be more than happy to return and recommend it to others.The owners couldn’t have been more obliging. Just returned from a fantastic weekend with group of friends staying at Kirkandrews House. The house is set in beautiful parkland beside the River Esk with wonderful views from most windows. It is an ideal place to spent with time with a group of friends with lots of space and providing everything you need. We really enjoyed walking along the river into Longtown from the house. We especially appreciated the wonderful log fires and friendly welcome.

Fourteen of my family members stayed in this lovely house, last week. We absolutely loved the house and surrounding views. Upon arrival a lovely cake had been made for us it was beautiful and a very kind gesture. Kirkandrews House was a great place to relax. We also visited Hadrians Wall, Carlisle, local forests and had several walks along the river Esk. There are large superstores not far from the house which was very handy indeed especially when cooking for the whole family. I would definitely go back to this house again.

Spent a marvellous weekend with our family of 12 at Kirkandrews House. Accommodation first rate (the house is sooo BIG). The location is wonderful, fields, animals, river, walks, equipment and games, arga cooker, Gretna Green and Outlets Shopping nearby. Owners were very welcoming. Would definitely recommend to anyone who wants a countryside retreat with places to visit also within easy reach. DEFINITELY will go back (and that goes for all the family).

I feel like I’ve found the perfect family getaway. There is bags of room so you can relax together but have your own space too. Countryside is staggeringly beautiful, but can warm up by the aga when you get back. Huge dining room table, yet cosy enough to feel like the place is home. Log fires and most comfortable beds. Oh, and the views are astounding. Looking out at the River Esk over a morning cup of coffee is just so civilised and I imagine is a major plus for those into their fishing. Lots of board games, TV, and the owners, Richard and Juliet are super friendly and helpful. Thank you for the best stay ever! We’ll be back.
