A rural retreat in historic parkland

This listed property has been created from a barn and two cottages. The house has been thoughtfully decorated in warm, neutral colours and is carpeted throughout, apart from the kitchen and bathroom areas. There is plenty of space with three different rooms to sit and do your own thing and a large dining room which allows you all to come together for meals. The kitchen is well equipped with modern appliances. Sleeping accommodation comprises six double / twin bedrooms, one single and five bathrooms. There are plenty of things to do both in the house and locally. Dogs are welcome. The house has the added advantege of Superfast Fibre to the property broadband at 300mbs.

We may not be in the Lake District or in the better known holiday destinations but our proximity to the M6 and M74 mean that there are few places of interest in Cumbria, Northumberland and Southern Scotland  which are not readily accessible. Ground Floor

Study. Open Log Fire (Jetmaster). Wide Screen Television, FreeSat receiver, DVD Player. Seating for 6-8. Large window overlooking courtyard.

Hall. Wood Burner. Large Sofa, Front Door, French Window into garden, Main Staircase and galleried landing. Pool Table or Table Tennis.

Sitting Room. Open Log Fire, radio / iPod dock. Seating for 8/9. 2 Windows with Southerly aspect.

Downstairs Loo. Bar Area. Lots of Cupboard space with small fridge and mini dish washer. Ideal for drinks storage and glass washing. Electrical Fuses and Heating Controls.

Dining Room. Open Log Fire. Dining table with 12 matching chairs, 3 further chairs, dresser, Cupboards for Crockery and glasses with drawers for cutlery. 4 Windows 2 Facing onto Courtyard, Two facing River.

Kitchen. The Oil Fired Aga is being replaced with an electric range cooker (March 2023), The Electric cooker with ceramic hob will be removed and replaced with a freezer, Large Larder fridge, Dishwasher, Double sink. Toaster, Electric Kettle, Microwave, electric beaters, food processor. Sharp knives and plenty of cooking pots and pans. 2 Windows, one looking into yard and the other towards the river.

Bedroom 3. Ensuite Double / Twin 2 x 3’ beds or Superking Double. Built in cupboards. Dressing Table, 2 Windows 1 Facing the yard and the other facing the river. Bathroom has Bath, Hand basin and W/C. Oil Filled Electric Towel Rail. No Shower.

Laundry Room. This is kept locked for storing sheets and towels.
